ex- XENIA Spetses is reimagined through a sensitive architectural restoration and contemporary masterplan that respects its listed post-war modernist shells while redefining its role as a high-end hospitality destination.
The project focuses on the careful restoration of the original buildings, the reinterpretation of the former bungalows into upgraded suites, and the discreet addition of new semi-subterranean accommodations embedded in the natural terrain. A renewed landscape strategy introduces a hierarchy of “neighbourhoods” that enhance privacy, orientation, and guest experience, while preserving the openness and clarity of the original composition.
The design balances heritage conservation with modern hospitality requirements, aiming to transform a landmark of Greek modernism into a refined, low-impact luxury retreat fully integrated into the Spetses landscape.
